Bawd Hall is situated in the Newlands valley in the heart of the North-West Lake District,
inside the National Park 750ft up on the fell-side
with views across to Maiden Moor, High Spy, Hindscarth and Robinson.
It is secluded, yet provides easy access to the Lakeland fells and mountains, as well as
major towns (see "The Location")
There are four bedrooms upstairs (one double with
a four-poster bed, one double with a superking bed, and two with
twin beds which can be linked to make superking doubles). There is also a downstairs bedroom
with a king-size double bed and a TV. Much of the furniture has been custom-made in
solid oak.
All bedding and towels are supplied.
The large kitchen/dining room is well-appointed with a range of oak-fronted units incorporating a 1½-bowl asterite sink, Neff double oven, Neff ceramic hob and extractor hood, integrated refrigerator and dishwasher. Water is from a (purified) private supply. Next to the kitchen, the dining area has hand-made solid oak furniture seating ten people.
There is a very large lounge with ample comfortable seating and an open fireplace. Adjacent is the Garden Room with full-width picture window. Several of the bedrooms have chairs for private relaxation (see floor plans for details). The main lounge has TV, DVD and a HiFi. There is also a TV/video in the downstairs bedroom. All the TV is Freeview digital.
`There are four bathrooms. All have bath, shower, washbasin and WC. Three are upstairs (two en-suite) and one downstairs (which can be configured as en-suite for the downstairs bedroom, if required).
Rain has been known to fall in the Lake District, so somewhere to leave wet clothes to dry is
ideal. Bawd Hall has a separate utility room for wet coats
etc, with a washing machine and butler sink. There
is also an upstairs drying room, with a tumble dryer adjacent to the large airing cupboard, and
ample drying space with a traditional clothes airer. The utility
room also has a fridge-freezer. There is ample storage room in the
house, including a large under-stairs area.
There is also a double garage which provides further lockable storage for
bikes etc. and houses a table-tennis table.
The pleasant garden has beautiful
views over the valley to the mountains, a delightful beck, and a barbecue area which
is ideal for watching the sun go down in Summer. The garden
is regularly visited by wild birds and animals.
